We are opening one house, and we would rather do it properly.

BMJ Property Group is new to Cortland. Our first house is being prepared now for the 2027–28 lease year, and it goes up here the day it is ready to tour — photographed honestly, priced plainly, with every room listed.

Until then there is nothing to browse, because we are not going to show you houses we do not own. Put your group on the list and you will hear before the listing is public.

One price, all in

Heat, power, water and trash are in the rent. No surprise utility split at the end of a cold month. Internet is the one bill you set up yourselves.

Furnished on move-in day

Every bedroom has a bed and a dresser waiting, and the common rooms are furnished too. Bring sheets, a lamp, and whatever your roommates forgot.

Someone answers

Maintenance requests go to a person in Cortland, not a portal in another state. Urgent problems get looked at the same day.

Actually walkable

Every house is inside a fifteen-minute walk of Old Main. In a Cortland February that is the difference between going to class and not.

Settle your group

September – October

If you already know who you are living with, say so and we will hold a whole unit for you. If you do not, come anyway — plenty of people sign on their own and we introduce you to whoever else is in the unit first.

Walk through it together

October – January

Bring everyone. Open the closets, run the shower, check the parking. We will tell you which bedroom gets the morning sun and which one is over the porch, because those are the two arguments every group has.

Sign your own lease

Usually within a week of the tour

Every student signs separately and owes their own portion of the semester rent, never a roommate's. A parent or guardian co-signs. The term is the academic year, rent is quoted per student per semester, and the deposit sits in a separate account.

Move in

Mid-August

Keys go out the week before classes. We do the walkthrough with you, both sign the condition checklist, and there is food on the porch. It is not a marketing gimmick — it is how we meet the neighbours.

For the co-signer

The questions parents actually ask.

You are the one signing next to your student's name, so here is the short version before you have to ask for it.

  • Liability Your student signs their own lease and you guarantee their share alone. No joint and several liability, so another tenant leaving is not your bill.
  • Deposit One month per person, held separately, itemised and returned within 14 days of the final walkthrough.
  • Safety Smoke and carbon monoxide detectors in every house, tested before move-in, with the inspection record on file.
  • Payments Charged per student, per semester. Each student pays their own share, so nobody has to chase a roommate for it.
